Tenant Responsibilities 

Tenants are responsible for day‑to‑day upkeep, minor repairs, and any damage caused within the home. These tasks fall under normal household maintenance.

Tenants typically handle:

  • Clearing blockages in sinks, baths and drains
  • Replacing light bulbs
  • Internal doors, handles and locks
  • Keys, fobs and lock changes
  • Curtain rails, battens and poles
  • Floor coverings you have installed (carpet, vinyl, laminate)
  • Garden maintenance, including trees
  • Bleeding radiators
  • Removing mould using household cleaners
  • Replacing toilet seats, plug chains and sealant
  • Minor tiling or grouting repairs
  • Damage caused by forced entry (e.g., police)
  • Sheds or personal outdoor items

These are small tasks that do not require specialist contractors.
